Blue Mountain Resorts manages six lodge properties across Collingwood. When their facility manager called about one lodge showing carpenter insect activity, we proposed inspecting all six in the same visit. Four of the six had active or dormant infestations, the kind that start as cosmetic damage and become structural over time through moisture infiltration at the entry points.
The diagnosis was consistent across affected properties: carpenter insects had drilled entry holes predominantly on south and west exposures. None had progressed to structural compromise, but without treatment the wood fibers around each hole would continue absorbing moisture through freeze-thaw cycles.
We coordinated treatment across all four affected lodges on a schedule that minimised guest disruption. Each received full hole sealing with a hardening consolidant, borate penetrant treatment on exposed log ends, and an insect-resistant stain exterior-wide. The two untouched lodges got preventive staining as a precaution. Blue Mountain now has us on a two-year inspection rotation.
